Flood Cleanup

Floodwater from outside is treated as contaminated water and handled more carefully than a clean pipe leak. Water Damage Restore connects homeowners with independent contractors who clean up after storms, rising water and heavy-rain intrusion.

Why floodwater is different

Rising water from creeks, rivers, streets and yards picks up soil, fuel, chemicals and sewage. Under IICRC S500 it is Category 3 water, which means porous materials it touched, such as carpet, pad and the lower portion of drywall and insulation, are usually removed rather than dried in place.

Typical flood cleanup steps

Contractors pump out remaining water, remove mud and debris, cut out saturated porous materials, clean and disinfect surfaces, and then dry the structure. Photos and an itemized list of removed materials help with any claim the homeowner decides to file.

  • Muck-out and debris removal
  • Removal of wet carpet, pad and lower drywall
  • Cleaning and disinfection of studs and slabs
  • Structural drying and moisture readings

Flash flooding and heavy-rain intrusion

Water does not need a named storm to get inside. Intense rainfall can overwhelm gutters, window wells, door thresholds and low garages. The cleanup approach depends on where the water came from and how long it sat.

Before cleanup begins

Wait for local officials to say the area is safe, avoid contact with floodwater, and do not restore power to flooded circuits until they are checked. Photograph water lines on walls before anything is removed.

Questions

Does homeowners insurance cover flood cleanup?

Coverage depends on your policy. Standard homeowners policies typically exclude outside flooding, which is usually covered through a separate flood policy such as the National Flood Insurance Program. Check with your insurer directly.

Who sets the scope for flood cleanup?

The independent contractor assesses the damage and sets scope and price with you. Water Damage Restore does not perform the work.
